What does "off-market" mean?
Off-market listings are apartments our landlord network gives us directly instead of posting them on StreetEasy, Zillow, or other portals. You see them on AltaRentals before (or instead of) the general public, which means far less competition per unit.
Are these listings on StreetEasy?
No — the inventory on rentals.altarealestate.com comes direct from our landlord relationships and is not syndicated to StreetEasy or Zillow. The page is refreshed every Monday with each week's new availability.
Do I have to pay a broker fee?
In nearly all cases, no. Under NYC's FARE Act (in effect since June 2025), whoever hires the broker pays the broker — landlords who hire us pay us. Many of our listings are additionally flagged no-fee or owner-pays. You'd only ever owe a fee if you personally hired a broker to search for you.
Why don't listings show exact addresses?
Because the inventory is off-market, addresses are shared when you inquire rather than published. Every listing shows neighborhood, cross-streets area, size, rent, and photos where available.
What is net-effective rent?
When a landlord offers a concession (for example one month free on a 12-month lease), the net-effective rent is the gross rent averaged over the full term — the number that reflects what you actually pay. We display both.
How often is inventory updated?
Every Monday. Our landlord network sends weekly availability, our pipeline rebuilds the site, and stale units are removed.
